The municipal corporation has generated two assessment nos for my single residential property in Mumbai. The corporation, a few years ago, hand delivered a demand notice with another number and intimidated us into paying up within 2 days. The notice bore the name of one of the earlier owners but no address. Both the assessment nos are similar differing by just a digit. When this was brought to the corporation's notice, asking them to give us a single number, and adjust all payments made earlier to both the nos to this number, they dragged it for 5 years asking us not to make any payments till the issue was sorted out. Now the assessment figure has ballooned to a very large amount because of penalties. No one wants to now admit that I was advised to wait till the matter was sorted out. Further, they say they will cancel one of the nos, and we will have to say goodbye to the payment (a substantial amount) made on one of the nos. Everything was regular and smooth till the corporation hand-delivered that demand notice. The corporation generated a duplicate number, they hand delivered it and made us pay and now say we will not get that money back. How do I get my money back if the corporation refuses to make any adjustment?

Dear Concern, I had purchased a flat and builder is demanding money from me. The total cost of flat is 40 lacs + GST and other items. So, in agreement of sale it is mentioned "10% of the total consideration to be paid to the promoter on completion of the external plumbing and external plaster, elevation, terreces with waterproofing of the building or the wing, completion of the lifts, water pumps, electrical fittings, entrance lobbies, plinth protection, paving of areas appertain and all other requirements as may be prescribed in agreement of saleof the building or wing in which the said apartment is located. Now my concern in, in this, builder has not completed terreces with waterproofing, completion of lifts (Lift duct is there but lift is not installed, Is this installation of lift?), paving of areas appertain (Is this the lobby area or the surrounding area in the society?- Lobby area is completed but surrounding area is remaining). So, I wanted to know if I can hold my payments and ask builder to install lifts, complete the terrece waterproofing and install paver blocks in society area and once that is done I will make the payment? or am I liable to make the payment now?

नमस्कार जी, अगर एक व्यक्ति एक प्लाट को पहले किसी को स्टाम्प पर बेच दे और बाद में उसी प्लाट की पॉवर ऑफ अटर्नी किसी और व्यक्ति के नाम कर दे तब उस प्लाट का असली मालिक कौन होगा। क्या ऐसे प्लाट खरीदना चाहिए। क्या वो पहला व्यक्ति उसी प्लाट फिर से किसी को बेच सकता है या POA किसी और व्यक्ति के नाम फिर से कर सकता है। क्या ऐसी प्रोपेर्टी का disputed होने के चांसेज है । क्या POA से प्लाट खरीद लेना चाहिए। मेरे सवालों का जवाब देने के लिए Sir आपका बहुत- बहुत धन्यवाद।

I have a home loan with HDFC with variable interest, and despite repeated requests online, via email and social media they refuse to reduce the rate from 12.5%. It is to be noted that the prevalent rates of interest are around 8.5% pa. Hi, After redevelopment of our old building,I have received possession of my new shop from the builder in 2017. Maharashtra. The shop is duly registered under the Shop and Establishment Act. The society now is asking for the below, 1.I have let out my shop on rent with nature of business being a Hair Saloon. The society now objects to this nature of business.
