Sale deed and Agreement for sale

I want to sell one of my properties and for the same, I have been asked to draft an agreement for sale and sale deed. Can I know the difference between these two documents and can they be similar to each other?

Owner refuse to sell after receiving advance.

 The land owner did not come to register office for registration as agreed. Morever, she turned down stating that she didn't receive any advance money from me. As the witness persons condemned, she agreed that money she received advance and said further that her daughter does not agree to sell the land now. But, when I sell the land I will sell the same to you only. Since last three years, she is telling the same reply. I visited her town many times along with the witness persons in presence of whom I have paid advance and requested in this regard. I have incurred huge amount for transport and other expenses for this purpose. I am in severe stress due to her contradictory actions. I want to know whether I can file case in the Court to get the land. Kindly advise.

Complaint in RERA

I want to file a complaint under the Real Estate Regulatory Act against a builder. Can I still do so if I had booked the concerned building (flat) before the Act came into force in 2016?

I have stayed on a property that I do not own for 15 years now. The actual owner did not interfere in any way and in fact, they don’t seem to care about the fact that I’m living here. So by adverse possession, have I become the owner and can I sue to get the title of the property?

Property as a collateral

When pledging a property as collateral while taking a loan, is it compulsory that the said property must be transferred to the bank or the creditor? Can I retain the property and then transfer it in case of default?
